How to choose a home inspector

  1. Check the inspector's state license. Louisiana licenses home inspectors through the State Board of Home Inspectors (LSBHI), and the board's own search lists them (LSBHI, Find an Inspector). Ask who will do your inspection and look that person up; the badges in this guide link to the board's search.
  2. Put an inspection clause in the purchase agreement first. Before you sign with the seller, the board says to make sure the agreement has an inspection clause, so your purchase depends on what the inspection finds (LSBHI FAQ).
  3. Know what you're buying. A home inspection is a visual exam of the home's structure and major systems. It isn't an appraisal or a code inspection, and a house doesn't pass or fail. Ask for a full inspection with a written report, not a shorter home-warranty evaluation (LSBHI FAQ).
  4. Go to the inspection. The board recommends being there, so you can ask questions and learn how the house works (LSBHI FAQ). If something goes wrong, the board takes complaints (LSBHI).

How this list was built

Who's listed. A company is listed when it is based in Orleans or Jefferson Parish, has a phone, and works under a business name with at least one inspector holding an active license from the Louisiana State Board of Home Inspectors (LSBHI). Many inspectors work alone under their own name; we don't list those, because this guide lists businesses, not people. Duplicates (same phone) are listed once. We also need to confirm a real local base: an LSBHI match, or a street address in the parish shown on the company's own website next to the same phone, or on a City of New Orleans occupational license.

Who's left out. Inspectors licensed under their own name only, and licenses the board shows as expired, inactive or retired; and listings that look like call-routing services rather than a local company: an out-of-state phone number, three or more different names on near-identical phone numbers, a throwaway ".site" web address, or a name made of a city plus a service, unless it matches the board's records. Companies whose base we couldn't confirm are left out too, for now. If we left your company out by mistake, use the form below and we'll add it.

What a listing shows. Name, phone, base city, a website we checked (it loaded and showed the same phone number), and one of the company's LSBHI-licensed inspectors: the license number and the year the board says it was first licensed (the longest-held license, when a company has several inspectors). A missing badge only means we couldn't match a company to those records with certainty. Ask the company for its number and check it.

Order. Alphabetical. Nobody pays to be listed, and whether a company works with autoants never changes its order or how it looks.

What we never show. Star ratings or reviews, and anything that isn't a public fact about the company.

Dates. License data from the LSBHI inspector search as of October 19, 2026.
